Emergency Repair Procedures:
In the case of a maintenance emergency, the first phone call you make should be to Community Association Management at 888-565-1226. You can speak to a live person 24 hours a day 7 days a week.
For after hours maintenance emergencies
The above phone number is also for after hours emergencies (24x7x365). An auto attendant may answer and prompt you to press "9" for after hours emergencies. Please note that your Association pays a per occurrence fee for the after hours emergency calls. To prevent unnecessary expenses, please use this after hours service only when necessary for a maintenance emergency.
Community Association Management will send the necessary vendor to evaluate the situation and coordinate emergency repairs.
Once the repairs have been made, the decision will be made by the Board of Directors if the repairs are the Associations or the Homeowners responsibility, as outlined in the Associations Governing Documents.
If the repair is ultimately the Homeowners responsibility or was caused by Homeowner negligence, the cost for repair will be billed back to the Homeowner.
Should a claim need to be filed against the master condominium (Associations) insurance policy, the determination will be made by the Board of Directors and handled by Community Association Management.
If an insurance claim is filed by the Association, Community Association Management will be the point of contact for any questions or issues related to the insurance claim.
Avoiding Potential Costly Issues:
Homeowners should never call the Fire Department for anything other than an actual fire, smoke or carbon monoxide. Calling the fire department for other emergencies, such as a water leak, can result in owners incurring additional expenses such as door and door frame replacement costs should the fire department knock down the door.
Homeowners should never call their own contractors for emergency repairs. Should a Homeowner contract a 3rd party vendor to do the repair, the Association will not be financially liable, nor will the Association handle any additional repairs related to that issue for the Homeowner.
Homeowners should never contact the master (Associations) insurance carrier directly. The Board of Directors will determine if, and when a damage claim is filed.
